For a lot of people around Charlotte, surrounding areas, and the country, the thought of applying for a home loan ranks about as high as an emergency root canal. The mortgage industry, as a whole, has not made noticeable progress in making it easier for consumers to understand and feel comfortable about the Home-buying process. The confusion that consumers experience causes doubt, distrust, and helps to perpetuates the image of an industry that is disorganized and ultra-selective. I want to help change this perception for as many of you reading this as possible.

Below are some of the more popular questions that I see from clients pursuing Homeownership.
"My credit is pretty bad. How can I buy a home?"
I know what is necessary to fix credit scores and the steps that we can take to improve your score. It won't happen overnight but it can be fixed and I can help you get there. (Fun Fact: FHA allows for a 580 credit score with a 3.5% down-payment.
"I haven't saved for a down-payment. Don't I need one?"
There are no less than (3) loan products in NC/SC that offer 100% financing or down-payment assistance. These would include USDA, VA, CHENOA, NC/SC Down-Payment Assistance Loans, etc. I can show you what is necessary to qualify for any of these programs and what it will take to be approved.
"I don't have money for closing costs, either."
There are creative ways to "roll-in" costs into the sales price of the home or the interest rate for your loan such. Also, your Realtor can negotiate seller paid closing costs in the purchase contract. In short, I can structure a mortgage loan that negates your need to have closing costs in hand.
"Why doesn't everyone do this and why are you on Craigslist?"
Potential homebuyers, perhaps like yourself, find it extremely difficult to find organized mortgage information that directly applies to their loan scenario. Even if they did find the info they seek, how would they know what applies to them since they don't know what loan products they qualify for? Then, there's the problem of not knowing who to call, who to trust, what bank to use, and how to know if they're making the right decision. Navigating the mortgage space can be confusing and complicated, and as a result, many people wind up with frustration and no home to show for it. I am passionate about helping people, I always have been, and I always will be. Craigslist is just one more avenue for me to reach out to people that can benefit from my expertise and guidance.
"I know I want to buy a home and you are saying it's possible at some point?"
That's right! Even if you're not ready to purchase today, we will work together on getting you to the finish line. This could include advising you of any debts that may be hurting you on credit, helping you understand your income and debt ratios and where those need to be to qualify, we can talk about where you want to live and what your budget is for a payment, what type of home you see you and your family living in, and everything in between. By the time we move forward with your home purchase you will feel confident, educated, and comfortable knowing you are financially sound and ready to own a home.
"Now you're going to ask me to sign up with a credit card or something, right?"
My clients never pay me anything out of pocket. That's actually illegal to begin with, but that's another topic. The key thing to know about my compensation is that it doesn't come out of my clients' pockets in the general sense. The way a Loan Officer gets paid is after your loan closes, something called an "SRP" or "Service Release Premium" is paid to the Lender (us) that closed your loan. "SRP" compensation is a premium the servicers pay in order to retain the rights to service your loan and collect your payments. Long Story Short - there's no catch and no credit cards needed.
